What is the Southern Oregon housing market doing right now?
The Rogue Valley market has normalized from its pandemic-era peak. Medford's median home value sits in the $399,000–$415,000 range as of 2026, down a few percent year over year, with homes going to pending status in roughly nineteen to thirty days. Inventory is more balanced than it was in 2021, meaning buyers have choices and correctly priced homes still sell quickly while overpriced ones sit. For sellers, pricing discipline and presentation matter more now than at any point in the last five years.

What the numbers actually mean for sellers
Three years ago, almost anything priced almost anywhere sold almost immediately. That market is gone, and it isn't coming back soon. What replaced it is something closer to normal — and normal is a market where preparation and pricing decide outcomes.
The modest year-over-year decline in values is not a crash; it's a return toward trend after an extraordinary run-up. Homes are still going pending in roughly three to four weeks on average. - In-migration. California and Willamette Valley buyers continue to shape the upper and middle of the Rogue Valley market, particularly in Ashland, Jacksonville, and east Medford.
- Inventory. Many owners are locked into low pandemic-era rates and reluctant to move, which keeps supply thinner than a normal market and supports prices despite softer demand.

Valley-wide numbers conceal enormous local variation. What this means if you're selling in the next year
Three things. First, price on evidence — a defensible CMA, not a hopeful number, because this market punishes overpricing faster than any in recent memory. Second, prepare properly before launching; buyers have options and reward the home that shows best. Third, don't try to time a bottom or a peak. The season and the market cycle matter far less than whether your home launches ready and priced right.
