How much will I make selling my house in Oregon?
Your net proceeds equal your sale price minus selling costs and your mortgage payoff. Oregon sellers typically pay 6–8% of the sale price in total costs — commissions, owner's title insurance, roughly half the escrow fee, recording and payoff fees, prorated property taxes, and any negotiated repairs. Oregon charges no transfer tax outside Washington County. Use the calculator below to estimate your specific figure.

How accurate is this calculator?
It's a solid planning estimate using Oregon customary cost conventions, but it can't know your exact title premium, your payoff interest through the closing date, or what gets negotiated after the inspection. For a precise figure, request a free valuation and David will prepare a written net sheet for your specific property.
Why isn't there a transfer tax line?
Because Oregon doesn't have one, outside of Washington County. Sellers in Jackson and Josephine Counties pay no state or local real estate transfer tax — a genuine saving compared with many states.
Are commissions really negotiable?
Yes. Rates and structures are fully negotiable and agreed in writing in your listing agreement. The calculator defaults to a common total figure so you can model scenarios — change it to whatever you're actually considering.
Will I owe capital gains tax on my proceeds?
Most owner-occupants won't, thanks to the federal primary-residence exclusion of up to $250,000 single / $500,000 married filing jointly. The calculator doesn't model taxes — see the Oregon capital gains guide and consult a tax professional.
